Neptune in Sedra, KSA is a new project offering luxury villas within an under-construction, family-orientated community in Riyadh. The development features three-storey homes ranging e from 300 to 420 square metres. Each villa boasts five bedrooms with stunning panoramic views from the windows. The project includes demonstration and working kitchens, spacious terraces, roof gardens, staff and driver's rooms, private parking and electric vehicle charging stations.

In Neptune, prices from developers start at USD 773,000, which is the minimum price for an under-construction home as of Q4 2024. An average price increase of 6-7% is expected over the next few years. The project is located in a modern neighbourhood with unrivalled access to schools, parks, entertainment and sports centres, restaurants, cafês, playgrounds and other public spaces. The project is scheduled for completion in Q2 2027.

Off-plan property in Neptune for investment

Saudi Arabia is emerging as one of the most promising countries for investors. For a long time, it was largely inaccessible to foreigners, but now it offers business and investment opportunities, particularly in major projects and attracts global tourism. Property ownership has become one of the most popular investment options. Average house prices in Riyadh have risen by 8.4%, with residential properties now valued at USD 1,300 per square metre.

Experts predict that the market will grow at a CAGR of 8.3% from 2024 to 2030. Ongoing economic reforms and the development of mega projects such as NEOM, the Red Sea Project and Saudi Arabia's Vision 2030 are key drivers of this growth. Additionally, government initiatives are focused on increasing homeownership rates and launching large-scale infrastructure projects. The market is further fuelled by a growing expat population and rising demand for rental housing. Foreign investments are also drawn by the country’s stable political environment, predictable business climate, sustained economic growth and strong government support.

Saudi Arabia does not grant citizenship to foreigners through property investments. However, buyers of luxury properties can benefit from long-term premium residency programmes.  Foreigners can obtain premium Saudi residency, also known as a Saudi Green Card, by investing at least 4 million Saudi Riyals (USD 1 million). This residency permit allows expats to live, work and conduct business in the state without requiring a sponsor.
